New developments in Seville

In the first half of 2022, transactions of new properties have increased by more than 40% compared to the previous year. Prices for new homes have risen by 7.5%, mainly due to the imbalance between supply and demand.

Currently, there are more than 100 new development projects in this city, with most located in the southeast area such as El Pítamo, Bellavista, La Palmera, Avenida de Jerez, and Bellavista.

The price per square meter varies depending on the location of the residence. The most expensive area in the city to buy this type of property is the San Vicente neighbourhood, where the price per square meter is around 4,100 euros. This is followed closely by the Ramón Carande neighbourhood (about 4,300 €/m²) and Encarnación Las Setas (around 4,100 €/m²). To find the most affordable new homes in Sevilla, one should look in Emilio Lemos (just over 1,650 €/m²) and Santa Aurelia (around 1,350 €/m²).

New development projects in Sevilla Este are a good option if one wants to escape the hustle and bustle of the city and the traffic in the centre. On Avenida de las Ciencias, there are residential complexes of around 100 m², with 3 and 4 bedrooms and common areas such as a swimming pool, children's playroom, and large gardens, with prices starting at 175,000 €.

What aspects determine the selling price of a newly built property in Seville?

Multiple factors influence the selling price of a new home in Sevilla, including the supply and demand relationship at the time, services, building materials, and location, among others.

Sevilla has a clear international appeal due to its tourist attractions and good transport connections, which has led several developers to be interested in constructing new homes in the city. However, not enough construction is taking place to satisfy the growing demand. In addition, there is a shortage of labour, a skyrocketing cost of materials, and a lack of land for construction, which is causing a slowdown in bureaucratic procedures and licensing.

The prices for a 2-bedroom new home of around 90 m² in new development projects are around 177,000 €, while those for a 3-bedroom new home of around 120 m² are approximately 240,000 €.

How is the new construction real estate market in Seville?

Changing residences is an important decision that should not be taken lightly. If you are looking to purchase a new property, an important factor is knowing which neighbourhood it is located in, as prices can vary greatly from one area to another.

If you want to acquire a new construction property in Seville, the best option is the East, as it is one of the areas with the most growth. Despite its distance from the city centre, it has plenty of green spaces and all amenities (garage and pool), making it ideal for families with children.

If you are looking for a new and residential neighbourhood, Santa Clara is the preference, although it is one of the most expensive. Most of the offers are luxury villas, apartments, and spacious houses with all amenities. The starting price is around €780,000.

But ahead of it is El Porvenir, where all properties are new-build villas and luxury developments. However, to be able to buy one of these properties, the price is over €840,000.

The Nervión area is one of the most affordable. It has excellent connections to all parts of the city and leisure facilities. You can find everything from apartments to single-family homes starting from €250,000.

What is the importance of buying new development compared to second-hand properties in Seville?

During the last year, the purchase of new construction homes has increased. In Seville, they have been concentrated on the outskirts of the city, where all buildings are recently built, most of them brand new.

One of the great advantages of these properties is that they have higher energy efficiency than second-hand ones, which can help save on electricity bills. In addition, you can enjoy a new property, furnish it to your liking, and if you buy off-plan, you can make changes to the finishes or distribution of some spaces. Another advantage is that there are more parking facilities, better facilities, and common areas such as parking, gardens, pool, paddle tennis court or even a gym.

Where to buy new development in Seville?

Currently, this type of development is available in Atalaya Sevilla II. These homes are around 120 square meters, with all amenities, and prices vary depending on their size and number of bedrooms, but range between €306,000-€367,000.

If we move away from the city center, an excellent development is Palmas Altas. These properties have 1 to 4 bedrooms, ranging from 60 square meters to 148 square meters, all with spacious terraces. Prices for these apartments range from €124,000 (one bedroom) to €288,000 (four bedrooms).

A well-connected location with all services nearby is the Ramón y Cajal residential area, where you can enjoy luxury homes with spacious bedrooms, garage, and even an indoor pool for €465,000.

Finally, between the Benito Villamarin Stadium and the Real Club Pineda Golf, we have the Pineda Parque residential area. This is ideal for families with children due to its proximity to educational and medical centers, as well as having more than 11,000 square meters of common areas. The cost of these apartments ranges from €230,000 to €345,000.
