New developments in Seville

In the first half of 2022, transactions of new properties have increased by more than 40% compared to the previous year. Prices for new homes have risen by 7.5%, mainly due to the imbalance between supply and demand.

Currently, there are more than 100 new development projects in this city, with most located in the southeast area such as El Pítamo, Bellavista, La Palmera, Avenida de Jerez, and Bellavista.

The price per square meter varies depending on the location of the residence. The most expensive area in the city to buy this type of property is the San Vicente neighbourhood, where the price per square meter is around 4,100 euros. This is followed closely by the Ramón Carande neighbourhood (about 4,300 €/m²) and Encarnación Las Setas (around 4,100 €/m²). To find the most affordable new homes in Sevilla, one should look in Emilio Lemos (just over 1,650 €/m²) and Santa Aurelia (around 1,350 €/m²).

New development projects in Sevilla Este are a good option if one wants to escape the hustle and bustle of the city and the traffic in the centre. On Avenida de las Ciencias, there are residential complexes of around 100 m², with 3 and 4 bedrooms and common areas such as a swimming pool, children's playroom, and large gardens, with prices starting at 175,000 €.

If you are looking for a new and residential neighbourhood, Santa Clara is the preference, although it is one of the most expensive. Most of the offers are luxury villas, apartments, and spacious houses with all amenities. The starting price is around €780,000.

But ahead of it is El Porvenir, where all properties are new-build villas and luxury developments. However, to be able to buy one of these properties, the price is over €840,000.

The Nervión area is one of the most affordable. It has excellent connections to all parts of the city and leisure facilities. You can find everything from apartments to single-family homes starting from €250,000.

What is the importance of buying new development compared to second-hand properties in Seville?

A well-connected location with all services nearby is the Ramón y Cajal residential area, where you can enjoy luxury homes with spacious bedrooms, garage, and even an indoor pool for €465,000.

Finally, between the Benito Villamarin Stadium and the Real Club Pineda Golf, we have the Pineda Parque residential area.
