Costa Blanca, one of Spain's leading real estate markets

Benidorm, Altea, Elche and Alicante are some of the most important cities on the Costa Blanca. This area is characterized by its cultural and gastronomic richness, great tourist influx throughout the year and being one of the most active real estate markets in the country.

The real estate market on the Costa Blanca

The more than one million tourists, together with the business and commercial investors in the area, make it a perfect area to acquire a property. Alicante has great national and international connections, thanks to its airport and several marinas and ports in the province. This has made it one of the most active real estate markets, thanks to the countless supply and, above all, demand. On average, around 5,000 properties are bought and sold annually in the province, of which 10% belong to new construction. The average price per square meter in coastal municipalities is approximately:
1.500 €/m² in Alicante capital.
2.600 €/m² in Altea.
2.280 €/m² in Benidorm.

These are medium-high values on par with Spain's most important cities, such as Seville, Malaga, Madrid or Barcelona, as well as San Sebastian or Valladolid. This is due to the limited space of the land, as well as the high demand for properties.

Currently, newly constructed homes are at the forefront of the desire of citizens of any nationality. New properties are perfect for the inhabitants of the area and, above all, for foreigners. The great communicative capacity between clients and construction companies to carry out administrative procedures remotely, thanks to electronic signatures or changes in the property, is a great advantage for this group. It avoids making continuous trips to keep an eye on the work or be aware of the changes made. The latest new-build homes are very exclusive and of high quality, especially in areas such as Altea, Benidorm or Moraira.

Residential areas and complexes have sea views, one or several swimming pools, 24-hour security, outdoor leisure, recreation, and children's or sports areas. Currently, acquiring a property in a promotion with these characteristics on the Costa Blanca has a price of 350,000 euros for a 120-square-meter apartment in Torrevieja, a 2-bedroom apartment in Alfaz del Pi for 370,000 euros, or a 3-bedroom property in Calpe with sea views for 390,000 euros.

The 5 most important municipalities on Costa Blanca to buy a new construction property

In general, each and every one of the towns in the province of Alicante is characterized by economic activity, a festival, or a natural landscape that makes it unique. But the following five can boast of being the most sought-after areas to visit, eat, and above all, buy a brand new property.
Alicante. The offer of properties in the capital is concentrated in the centre and the old town. Newly built homes are generally apartments with 2-3 bedrooms, very central, with prices ranging from €180,000 to over €300,000 for a penthouse. To buy an attached or independent property, it is necessary to go to the outskirts, to areas such as Campello or San Juan.

New developments in Torrevieja. In this southern municipality, there is a very wide range of properties with a great variety of prices. They are residential complexes with a pool and play areas, where you can buy studios of 60 square meters or 2-bedroom apartments for €200,000, or penthouses for over €500,000. There are also luxury villas for €940,000 or 2-bedroom bungalows for €250,000.

New developments in Benidorm. The city with the tallest buildings in all of Europe allows you to get a piece of the sky. It is possible to buy an apartment on the 20th or 50th floor, with prices starting and varying according to the height, from €277,000 for a 2-bedroom apartment to over a million euros for a property with panoramic sea views and 3 bedrooms.

Elche. In the city of palms, new housing developments are making their way. Its privileged location, very close to the sea, the international airport of the province, and one of the most important business parks in the area, is making it a strategic point for the real estate sector. Currently, apartments with 2-3 bedrooms predominate in the offer, with prices ranging from €200,000 to €300,000.

Altea. Despite its idyllic sunsets and the charm of its streets, it is not characterized by being one of the areas with the most real estate supply on the Costa Blanca, but rather for being luxurious properties of very high quality, as well as their prices. A three-bedroom villa costs more than one and a half million euros and a 3-bedroom penthouse costs

Characteristics of Costa Blanca

Among natural landscapes, biosphere reserves, cliffs, coves, and crystal-clear beaches washed by the Mediterranean Sea, the Costa Blanca is located. It stretches from north to south through the province of Alicante, with more than 200 kilometres of coastline.

The magic and beauty of this area lie in the contrast between its municipalities, both in terms of business and culture. To the north, Denia, Calpe, or Altea are preferred destinations for families, Benidorm, the skyline par excellence of Europe, and heading south, Alicante and Elche, we find two very powerful business cities.

To enjoy its more than 170 beaches, 300 days of sun per year (the second city in Spain), and an average temperature of 20 degrees, millions of tourists come every year, breaking occupancy records. The holiday sector closed last summer with record visitor numbers with 100% of places occupied. Tourists, mainly Spanish, come from the Basque Country, Community of Madrid, Castilla-La Mancha, and Castilla y León. Regarding foreigners, Germans, British, and French stand out the most.

Towns and cities of Costa Blanca

All and each of the municipalities with a coastline in the province of Alicante make up the Costa Blanca. Thus, from north to south, we find: Denia, Jávea, Benitatxell, Moraira, Benissa, Calpe, Altea, Alfaz del Pi, Beniform, Finestrat, La Villajoyosa, Campello, Alicante, Elche, Santa Pola, Guardamar del Segura, Torrevieja, Orihuela, and Pilar de la Horadada.
